Activ Property Services Brokers the Lease of a 2,000 sqm Production Facility for Pofta de Pâine

Activ Property Services has brokered the lease of a production facility of approximately 2,000 sqm for the new factory of Romanian retailer Pofta de Pâine. The facility will be located within Lion’s Head Logistics Park Bucharest South, a development by Lion’s Head in the southern part of Bucharest, in Popești-Leordeni, near the former Danubiana industrial site.

The transaction was coordinated by Cosmin Dinu, Head of Industrial at Activ Property Services, who assisted the company throughout the property search, technical and commercial assessment, and negotiation of the lease terms.

The new factory represents an important milestone in the development of Pofta de Pâine, a Romanian entrepreneurial business planning to expand its network to 15 locations over the coming years. Operations at the new facility are expected to begin between October and November 2026.

An Industrial Facility Tailored to Food Production Requirements

Finding a suitable property for food production requires a different approach from leasing a conventional warehouse. Beyond floor area and location, the building’s technical specifications, access to utilities, and the ability to accommodate specific production processes are essential considerations.

In the case of Pofta de Pâine, one of the main criteria was a location offering easy access to the workforce, high population density, and an established industrial background. Lion’s Head Logistics Park Bucharest South met these requirements while also providing the infrastructure needed to support the company’s operations.

“From our very first meeting, we knew this would not be a conventional logistics facility. For food production operations to function efficiently, they require access to the workforce, in an area with high population density and an established industrial background, access to utilities, and a space that can be easily adapted,” explains Cosmin Dinu, Head of Industrial at Activ Property Services.

The transaction highlights the importance of specialised consultancy in the industrial property sector, where each type of business may have distinct operational and technical requirements.

Integrating Technical Requirements During the Construction Phase

A decisive factor in selecting the property was the possibility of adapting the building before construction was completed.

A bakery production facility requires dedicated production flows, additional utilities, and areas designed to meet the specific requirements of food manufacturing. In an already completed building, incorporating these elements could have involved costly modifications to the existing infrastructure.

For this reason, Activ Property Services recommended a building that was still under construction, allowing the future tenant’s specifications to be incorporated directly into the project.

“We therefore recommended a building that was still under construction, where the client’s specifications could be incorporated directly into the project. The result is lower fit-out costs and a shorter implementation period, two essential considerations for a production project,” adds Cosmin Dinu.

This approach demonstrates that selecting a production facility must be aligned with the specific requirements of the business and the investment needed to make the premises operational.

Lion’s Head Logistics Park Bucharest South – Flexibility for Different Business Activities

Lion’s Head Logistics Park Bucharest South is designed to accommodate companies with different operational profiles, from logistics and distribution to manufacturing and specialised industrial activities.

The flexibility of the premises and the developer’s ability to incorporate individual technical requirements were important advantages in this transaction.

“We want Lion’s Head Logistics Park Bucharest South to be the natural choice for companies that need modern logistics space tailored to their operations,” says Alina Necula, Country Manager of Lion’s Head Romania.

Similarly, Vladimir Gurdjieff, Managing Director of Lion’s Head Logistics, emphasises the importance of developing flexible properties capable of meeting the needs of both growing entrepreneurial businesses and international operators.

The Pofta de Pâine project illustrates how modern industrial spaces can also accommodate production activities requiring specialised fit-outs.

An Investment Designed to Support Pofta de Pâine’s Expansion

Founded in 2017, Pofta de Pâine is a Romanian entrepreneurial business established by George Badea, Cosmin Matea, and Alexandru Teodorescu, three friends whose relationship spans more than 30 years.

The brand was created with the ambition of offering premium products made from high-quality natural ingredients and has gradually expanded both its production capacity and product range.

The expansion of its retail network, including the opening of two locations in 2026, created the need for increased production capacity. The new factory will enable the company to meet growing demand and support its plans to expand to 15 locations.

According to the founders, working with Activ Property Services played an important role in assessing the available options and understanding the technical, financial, and operational implications of the investment.

An additional advantage was the clarity with which the Pofta de Pâine team defined its requirements. This made it possible to size the facility according to current needs while preserving opportunities for future expansion.

Industrial Real Estate Consultancy – Essential for Efficient Investments

The transaction brokered by Activ Property Services highlights the role of real estate consultancy in projects involving complex technical requirements and long-term investments.

The property search process took several months and included comparing different options, assessing technical and financial parameters, and aligning them with the client’s development strategy.

When leasing industrial space, success depends not only on identifying an available building but also on its ability to support the company’s operations efficiently.

Through this transaction, Activ Property Services reaffirms its expertise in industrial and logistics real estate consultancy, helping companies identify solutions tailored to their specific requirements.

Pofta de Pâine’s new factory demonstrates that choosing the right production facility is not merely a real estate decision, but also a strategic investment in the sustainable growth of a business.
